To preface this- I moved out earlier this year and lived there from Feb 2021- January 2024. No gym, no business center, there’s a pool but there’s only like 6 chairs (people literally bring their own) and a small dog park. I didn’t mind when rent was $1080, but $1600+ was ridiculous for a TINY one bedroom and no comparable amenities. I won’t go into details as there are WAY too many, but the big ones include changing the locks illegally prior to the end date of the lease (hadn’t even given keys back yet), as well as having maintenance leave my apartment unsecured with no one present multiple times (documented) even after the initial complaint. Not to mention severe damages to the bedroom window compromising my safety for days (and it was not properly secured and repaired like it should’ve been). They seem to pick the cheapest contractors for work who do a lazy job. Oh and when painting the doors, they sprayed right over my Blink camera, which I would’ve removed had we had appropriate notice. Sorry, I don’t play when it comes to my home and my safety and their practices here are unacceptable. Save yourself a headache and go somewhere else. A lot of these positive reviews are fake or from people who have never lived here. I got an advertisement to leave a 5 star review, name someone from the office in particular in the review, and you’d be entered to win free rent. I enjoyed the first year here with the OLD management company, but the new management company is AWFUL. Horrible communication. For example how can you post something that is actually dated on my door offering special renewal rates.. AFTER the deadline to get those special rates? They do not genuinely care about you, they try to make the most amount of money possible in what is my opinion the sleaziest ways. Keep yourself safe.

For the proximity to MacDill it’s perfect ! However my move in experience was not the best. I wasn’t able to do a walk through at the scheduled time due to the cleaning company not being there as scheduled. Then when I got my keys and went into my apartment it was infested with House Ants in the bathrooms kitchen every where and it was not clean at all. I tried to make the best out of it cause I was in need of a place. They did not give me the right mailbox so I was under the assumption that my key didn’t work at the Mailboxes . They also did not give me any directions for how the cable and the Wi-Fi. I had to actually go up there twice to try to get that information. It’s community WiFi so it’s not customizable at all. And you cannot plug in your desk top to the modem directly. My TV never did pick up the cable channels.We got all moved in and the balcony was not secure and was a major Hazard. This complex also isn’t very child friendly. I wish they would put a children’s playground in so you don’t have to drive to Ballas point Park where there’s never any parking. Every single time my little ones would be outside eating ice cream or chilling in their chairs my neighbors or people passing by would deliberately knock on my door to let me know the balcony was loose and how they didn’t want my kids to fall and hurt themselves. I reported the issue to maintenance they didn’t even fix it and just marked it as complete. After wards weeks later I volunteered for a foster dog before his transition back to the humane society weeks after I put in the request to correct the issue. They tired to blame a little puppy for causing damage to the balcon that isn’t even possible for its size instead of fixing the issue I even spotted when i moved in before I even became a foster. If you do side gigs like Rover or Wag in the neighborhood and they see you walking dogs they will try to charge you pet deposit and rent and think it’s your dog. The Maintenance will not call you before they come into your apartment if you’re not home so there’s no accountability whether or not they fixed the issue or not. There isn’t really any privacy they went to take photos of my balcony trying to prove a point off of an assumption which I felt was such an invasion of privacy. I recommend if you are moving here to put up a privacy screen for your balcony if you are on the second floor. If your willing to live out further you can find newer and nicer apartments that are more affordable also all their apartments are not upgraded as advertised and if there are upgrades it’s bare minimum or it is a few things here and there. One positive is that it’s a lot of vegetation to provide shade but the mosquitos are horrible! Neighbors seem really nice but nosey. It’s a big military presence in the community and they participate in the RPP program but only offer 5% off of your rent vs. other apartments who offer up to 15%. They also charged me an application fee when they wasn’t suppose to but they probably needed the money more than me. Don’t be like me… Do your research and make sure you document every little thing on your move in check list because they will blame you in a heart beat if you don’t have proof to defend yourself. Another positive they are always doing something at the club house offering Pizza or Ice Cream. This complex also do not have parking permits so you have have as many trailers and vehicles as you want… there already is

Update* After submitting photos of the cause of the balcony issue (Missing Screws & Rotting wood) no issues caused from a dog at all. One of the Maintenance workers came out to fix some of the work. He was really nice and told me from the looks of it the wear and tear of the rotting wood he didn’t know why they didn’t just redo the balcony like they did some of the other apartments. I really appreciate the prompt repose. I wish i could have received an apology tho it’s not cool being blamed for things that’s clearly out of your control like rotting wood that couldn’t hold a wood screw. I’m glad my balcony is now safer!

Do not move here. It was a great place prior to new management taking over.
-Make sure to watch your financials, especially autopay. Mode's autopay system is unreliable, and when it fails, they will charge you a crazy late fee.
-When you move out, if there any additional charges, make sure that you have proof of any payments made to Mode. Mode cashed my check and then sold the fake debt to a collection agency. Do not be a victim of their double dipping.

If you are looking for a quiet place with decent amenities for a good price, this is not the apartment complex for you.

Great property! Johnson was very helpful with my needs and went above and beyond to make sure my new home was exactly what Mode had to offer. I highly recommend for anyone new to the area to come tour and take a look for yourself. The customer service sets them apart from the other apartments I have toured in the area.

He is a well-spoken man and answered all of my penitent questions. This experience has definitely made me consider Mode at Ballast Point my new home once my current lease ends. I had an appointment with Ms. Lillian, she was very informative about your property, she had such a welcoming smile & a beautiful spirit. I am really considering on renting Ms Lillian is very good at what she does. Ms Lillian rock’s hope to see y’all as a resident in 2024. Thanks Ms Lillian for all the informative answers to all my questions & concerns…… if they had a 10 star rating I would definitely rate her customer service a 20 star rate .

New management is absolutely garbage. My trailer was hit with over spray from the renovation. Reached out numerous times and now they have ghosted me. To top it off our AC has broken for the 4th time. They continue to come and temporarily fix it for it to break again. First time it broke was during the summer and we were without AC for a month. They brought us 1 wall unit to cool our apartment. Also the apartment is highly dated. Crazy the price they have for a dated apartment with rarely working AC. Would not recommend moving here.

Went to tour the property over the weekend & I met YaSin who was an excellent tour guide! He was fun, professional and answered all my questions. Took me on a tour around the entire complex on the kart, we saw several units! The property was beautiful! Unfortunately they didn’t have any units available for my timeframe, but I will definitely keep this property in mind for the future! Great staff, great location and nice apartments!
